Selling property in India: TDS and your gain

When a non-resident sells property in India, the buyer deducts tax (TDS) before paying. Often it is worked out on the whole price rather than the gain. Enter your numbers to see your gain, the rules that decide the TDS, and how too much TDS comes back or can be reduced.

Your inputs are used only to calculate this result and are not stored. How we handle data

Needs review: a chartered accountant hasn't confirmed the rates and the holding period behind the TDS yet, so the tool shows no TDS or tax figure. It shows your own arithmetic and the rules that apply. Figures come after the review.

Tax year

Indian tax year 2026-27 (1 April 2026 to 31 March 2027).

Do you sell as a non-resident of India?
The purchase price. Improvements, stamp duty and other costs can change the gain; they are not worked out here.
Do you have a certificate for a lower or nil deduction from the tax officer?
Has the buyer deducted TDS already?

Hear when the rules are confirmed

We'll email you once a chartered accountant has reviewed the rules behind this tool, and occasionally about money across India and abroad. Your answers are not sent with it.

How this works

The tool runs on inWst's tax rules engine: each rate, period and rule is stored as data with its source, the tax year and whether it has been reviewed. The result lists every rule it used with a link to its source.

Your gain and the months you held the property are your own arithmetic, so the tool shows them. The TDS on the gain and on the whole price appear only once a chartered accountant has reviewed the rates.

Your answers are sent once, to work out this result. They are not stored and not logged.
